Basement Conversions

A basement conversion can provide extra rooms under the footprint of your house, and if wanted, beyond into your front and rear garden, creating habitable space with good height and light.  Our previous clients have used the extra space for kitchens, lounges, playrooms (children's and adults!), wine cellars and gyms.  There is no need for you to have an existing cellar.

The architectural drawings and design would be the first stage of the works, including a planning application and building regulations application.  The majority of basements do require planning consent but are generally regarded as a sensible solution and favoured.  Also, within the first stage, a structural engineer would calculate steel loads to ensure enough support was given to the existing structure of your house.  Your neighbours would also need to be made aware of this and a Party Wall agreement would need to be signed.  Clearly Renovations can manage this work for you or suggest various professionals for you to employ.

The second stage would be excavation and removal of soil, with reinforced concrete and steel works together with all temporary and permanent propping, followed by waterproofing and drainage works where a ten year guarantee would be provided.  Please see our image gallery page to see how this work is completed under strict building control regulations throughout, with a building control certificate covering all works completed at the end of the project.
